      <image:caption>Marker Buoy acquired this great property in Burnsville, Minnesota in mid 2020. One of the hurdles we knew we would be facing with this property was a tenancy that wasn’t reaching its earnings potential. The tenant had negotiated a reduction in rent during the first few months of the Covid crisis and was paying well below market rent. The new amendment allowed for the landlord to begin marketing the space despite the lease would not terminate for another three years. We immediately listed the space at market rent to secure a new high-quality, credit-worthy tenant. In the meantime were able to amicably terminate the lease while vetting multiple prospective tenants. Consequently, we received an unsolicited offer to purchase the property for a fair market price and agreed to sell. We held the property for sixteen months with a one-hundred percent return on investment. The proceeds of this sale have been reinvested through a 1031 Exchange.</image:caption>

We were able to acquire this property at an in-place 7 Cap and once stabilized, our efforts should land us at a 10 Cap with strong annual returns.
